This snowman conversion was completed on time ( 2 hours ) and on budget ( free of charge ) thankfully we didn’t need planning permission for this conversion.

Although the snow may have stopped Sarah’s loft conversion our team still made Lucy’s day by spending time building her a snowman.

Mr & Mrs Bidder of Lodge Moor, Sheffield, South Yorkshire had decided they was in need of an extra bedroom for there family but just wasn’t prepared to pack up there lives and deal with the hassle and expense of buying a new home.

“One thing we did like about restyle was just how flexible they was with the design. They really understood our needs” says Mr Bidder.

The solution was simple, convert their “dark old rubbish filled” loft. Restyle managed to convert the modern truss loft into a spacious master bedroom, an additional dressing room and a luxury en-suit bathroom.

“ReStyle was very accommodating with the time frame and hit every deadline they set.” Says Mrs Bidder

One of the Bidder’s main concerns with the build was the amount of natural light they would have in the new bedroom. To overcome this we installed 3 large Velux windows, this allowed plenty of light to flood the room while retaining the heat in the winter thanks to the double glazing.

Week 1 – This is what a Modern Truss Loft looks like before our craftsmen get to work

Week 5 – At this stage the joiners have already got to work dividing the several rooms, while insulation is stored to ensure the heat doesn’t escape making the room very energy efficient.

Week 9 - The bathroom is complete and finished to a very high standard. By installing another Velux window in the bathroom we achieved the goal of allowing as much natural light to enter the conversion as possible.

Week 10 – The loft is completed. The Bidder family finally have there much needed extra bedroom with a luxury en-suite.

Another bedroom & en-suite loft conversion in Sheffield

We have nearly completed this rear dormer window loft conversion in Sheffield. We have transformed this Sheffield 3 bedroom semi detached property into a fantastic bedroom with en-suite shower room.

We have installed the staircase off the 1st floor landing so we didn’t have to loose any room off any other bedroom. The staircase leads into a master bedroom with eaves storage areas.

We constructed a rear dormer window to maximize the headroom and floor space in the rooms. We also fitted an en-suite shower room and heated towel rail. We installed 2 Velux windows to the front elevation to let daylight onto the new staircase and the bedroom.

The new loft conversion looks brilliant and as soon as we have images of the completed loft conversion we will post them.

Scaffolding has just been erected on this modern truss loft conversion in Ranmoor, Sheffield. This fantastic detached property has a modern truss style roof, which makes converting the loft more difficult.

We are about to start to install the steel structural beams to enable us to then remove the ‘ W’ shaped trusses that will open up  this huge loft space.

The loft will be transformed into a double bedroom with en-suite shower room. There is also enough room in the loft to create a games room or home study room.

We are installing Velux GHL M08 top opening windows to flood the rooms with natural daylight.

Planning permission for loft conversions

Planning permission is not normally required. However, permission is required where you extend or alter the roof space and it exceeds specified limits and conditions.

Under new regulations that came into effect from 1 October 2008 a loft conversion for your house is considered to be permitted development, not requiring an application for planning permission, subject to the following limits and conditions:

• A volume allowance of 40 cubic metres additional roof space for terraced houses*
• A volume allowance of 50 cubic metres additional roof space for detached and semi-detached houses*
• No extension beyond the plane of the existing roof slope of the principal elevation that fronts the highway
• No extension to be higher than the highest part of the roof
• Materials to be similar in appearance to the existing house
• No verandas, balconies or raised platforms
• Side-facing windows to be obscure-glazed; any opening to be 1.7m above the floor
• Roof extensions not to be permitted development in designated areas**
• Roof extensions, apart from hip to gable ones, to be set back, as far as practicable, at least 20cm from the eaves

*Bear in mind that any previous roof space additions must be included within the volume allowances listed above.
**Planning permission may be required if your property is in designated areas include national parks and the Broads, Areas of Outstanding Natural Beauty, conservation areas and World Heritage Sites.

Once our structural steel beams have been fitted and the existing roof structure is now fully supported, we can now start to remove the W shaped trusses to open up the loft and create the space we need.

The W shaped truss are removed in a certain sequence and should only be removed by experienced and competent  joiners. This is the most important procedure in any loft conversion as this is where you are removing the original structural.

Modern truss loft conversions should only be converted by a specialist loft conversion company who has experience and knowledge in working with these roof structures. General builders and even some loft conversion companies will not touch W shaped modern truss lofts because of there complex and complicated structure.

We are now 6 weeks into the fantastic loft conversion in Fulwood, Sheffield. We have constructed a double story extension to the side of the property and taken the new roof line through to match the existing roof.

We have designed the loft with a rear dormer window to maximize the floor space within the new loft bedroom and bathroom.

The new staircase has been fitted along with 5 M08 top opening Velux windows.

We are now constructing the new stud walls and insulating the rooms to comply with building regulations. We will be posting more images of this huge conversion over the next few weeks.
