Planning permission for loft conversions

Planning permission is not normally required. However, permission is required where you extend or alter the roof space and it exceeds specified limits and conditions.

Under new regulations that came into effect from 1 October 2008 a loft conversion for your house is considered to be permitted development, not requiring an application for planning permission, subject to the following limits and conditions:

• A volume allowance of 40 cubic metres additional roof space for terraced houses*
• A volume allowance of 50 cubic metres additional roof space for detached and semi-detached houses*
• No extension beyond the plane of the existing roof slope of the principal elevation that fronts the highway
• No extension to be higher than the highest part of the roof
• Materials to be similar in appearance to the existing house
• No verandas, balconies or raised platforms
• Side-facing windows to be obscure-glazed; any opening to be 1.7m above the floor
• Roof extensions not to be permitted development in designated areas**
• Roof extensions, apart from hip to gable ones, to be set back, as far as practicable, at least 20cm from the eaves

*Bear in mind that any previous roof space additions must be included within the volume allowances listed above.
**Planning permission may be required if your property is in designated areas include national parks and the Broads, Areas of Outstanding Natural Beauty, conservation areas and World Heritage Sites.

Once our structural steel beams have been fitted and the existing roof structure is now fully supported, we can now start to remove the W shaped trusses to open up the loft and create the space we need.

The W shaped truss are removed in a certain sequence and should only be removed by experienced and competent  joiners. This is the most important procedure in any loft conversion as this is where you are removing the original structural.

Modern truss loft conversions should only be converted by a specialist loft conversion company who has experience and knowledge in working with these roof structures. General builders and even some loft conversion companies will not touch W shaped modern truss lofts because of there complex and complicated structure.

Loft Conversion transformed into a master bedroom with en-suite bathroom in Sheffield

We are now 6 weeks into the fantastic loft conversion in Fulwood, Sheffield. We have constructed a double story extension to the side of the property and taken the new roof line through to match the existing roof.

We have designed the loft with a rear dormer window to maximize the floor space within the new loft bedroom and bathroom.

The new staircase has been fitted along with 5 M08 top opening Velux windows.

We are now constructing the new stud walls and insulating the rooms to comply with building regulations. We will be posting more images of this huge conversion over the next few weeks.

We have just commenced work on a dormer loft conversion in Penistone, Barnsley. This modern ‘ W ‘ truss roof will be transformed into a master bedroom with en-suite shower room and built in wardrobes. We have designed the loft with a rear dormer window to maximize the floor space and headroom so the customer gets the room of their dreams. Velux windows will be installed to the front elevation to flood the new staircase and bedroom with natural daylight.

Thinking of extending your home? Then look upwards. That is what Martin and Penny did last August when they bought their 1920s detached home in Sheffield. Martin and Penny wanted to create two new bedrooms in the loft for their son and daughter who are both away at university.

The conversion has turned their four bedroomed/one-bathroom home into a five-bedroomed/two bathroom property.

“We loved the place when we first came to look around,” says Penny, a science lecturer at Sheffield College, “but felt it did not quite have enough space. We saw potential in extending the loft.”

A bespoke, manufactured staircase was then installed, including new posts and balustrades that exactly matched the main staircase.

The loft conversion was finished on schedule – within budget – in under eight weeks. “The rooms and the new staircase look fantastic,” says Penny. “We liked that Craig is a very good communicator. He listened to us and did exactly what we wanted throughout the project, even when it meant changing things at the last minute.”

Planning permission is not usually required to convert a loft space into a livable space. Since October 2008 permitted development rights were extended which made it much easier to carry out a loft conversion.This means that in most cases, planing permission is not required.
